Online real estate company Redfin called out two Denver neighborhoods it says are affordable, walkable and near a good school.

Not every home in Platt Park or West Highland is affordable, the report acknowledged, but some can be found.

They made the list in November when Redfin analyzed which neighborhoods in Denver were balanced,with a mix of high end and affordable homes. About 24 percent of Denver falls in that category.

For it most recent report, Redfin ranked 170 neighborhoods in 20 cities with a balanced mix of home prices and added in their walkability and school scores. The site identified 24 such neighborhoods in eight cities.

The top ranking went to the University District neighborhood in Seattle, with a walkability score of 91 and school rating of 7.8

Platt Park in Denver ranked 14, with a walkability score of 75 and a school rating of 6.3. The neighborhood is bounded by Evans Avenue on the south; East Mississippi Avenue and Interstate 25 on the north; South Broadway on the west; and South Downing Street on the east.

The West Highland came in at number 21, with a walkability score of 74 and a school rating of 5.1. The neighborhood’s boundaries are Sheridan Boulevard on the west, West 38th Avenue on the north, Federal Boulevard on the east and West 29th Avenue on the south.

“If you are looking for an affordable home, your instinct might be to search in affordable neighborhoods. But if you also want highly rated schools and a high Walk Score, look for the least-expensive home in one of the mixed-priced neighborhoods on this list,” the report by analyst Eric Scharnhorst concluded.
